The dominant construction method in Ghana

Residential construction in Ghana almost universally uses reinforced concrete frame with hollow concrete block infill. Understanding this system helps you follow construction progress, verify quality at each stage, and spot problems early.

How it works

  1. Foundation — Strip, raft, or pad foundation in reinforced concrete. Foundation type is determined by soil investigation results.
  2. Ground beam — Reinforced concrete beam at ground level connecting foundation elements and supporting the ground floor slab.
  3. Ground floor slab — 150mm reinforced concrete slab on compacted hardcore and DPC membrane. Minimum 21-day cure before loading.
  4. Columns — Reinforced concrete columns cast within the block wall at specified spacings to the structural engineer's drawings. The structural frame of the building.
  5. Block infill walling — 6-inch hollow concrete blocks laid between columns. Non-structural — they fill the space between the concrete frame.
  6. Ring beam — Reinforced concrete beam at wall plate level, tying all columns together and supporting the roof structure.
  7. Roof structure and covering — Timber rafter or truss structure fixed to the ring beam, carrying the roofing sheet or tile.

  • Skipping the soil investigation — foundation type must be confirmed by geotechnical assessment, not guessed
  • Using 32.5N cement in structural concrete — specify 42.5N in writing for all structural elements
  • Painting new plaster too early — plaster must cure for 4–6 weeks before painting; early painting causes blistering
  • Tiling bathrooms without waterproofing the substrate — tiles delaminate within 2 rainy seasons without a waterproof membrane
  • Sub-gauge roofing sheet — specify 0.55mm minimum in writing; cheaper alternatives corrode rapidly
  • Striking formwork too early — slab formwork must stay in place for minimum 21 days; early striking risks structural failure
  • No written contract — every professional construction engagement should be governed by a fixed-price written contract before any deposit
