Drainage is not optional in Ghana

Inadequate drainage is the most common cause of structural damage to Ghanaian residential buildings. Water pooling around foundations, storm runoff into buildings, and saturated soil undermining footings are all preventable — but only if drainage is designed and built correctly from the start. Many self-builders skip or minimise drainage to save cost, then spend several times as much correcting water damage two or three wet seasons later.

Perimeter security from day one

A perimeter fence and gate should be among the first permanent works on any Accra plot. An unfenced plot is an invitation for encroachment, material theft during construction, and squatting on partially built structures. Budget for the fence and gate in your Phase 1 works, not as a final touch.

Borehole before or during construction

Construction requires large volumes of water — for concrete mixing, curing, plastering, and cleaning. Relying on vendor-supplied water is expensive and unreliable. Drilling a borehole early in the project serves construction needs first, then transitions to permanent domestic supply on completion. The incremental cost over drilling it post-construction is minimal; the convenience is significant.

Do I need planning permission for a perimeter fence in Ghana?

A perimeter fence is typically included in your original building permit as part of the site works. If you are adding a fence to an existing permitted building, a minor permit amendment is usually required — check with your district assembly before proceeding.

How long does borehole drilling take in Ghana?

The price in the contract is the price you pay — it cannot be changed without a signed change order agreed by both parties.

Dedicated crew, daily updates

This is particularly important for diaspora clients who cannot visit the site regularly — you see exactly what is being built, at what stage, in real time. Milestone-based payment schedule

Payments are released against verified construction milestones, not against calendar dates. Our standard residential schedule: 30% on contract signing and site mobilisation; 40% on completion of structural works (foundation, walling, slab, and roofing); 30% on practical completion and handover. You do not pay for the next phase until the previous phase is confirmed complete — protecting your money throughout the project.

6-month workmanship warranty

Every Cornerstone project carries a 6-month written workmanship warranty from handover date. Any defect in our workmanship — cracked plaster, roof leak at a junction we installed, failing tile adhesion, faulty fitting — is corrected at our cost within the warranty period. We provide this warranty in writing because we are confident in our work. We can also provide references from clients who have tested the warranty and confirm it was honoured without dispute.
