Costs vary by size, design and finish level. As a general guide, basic construction in Accra typically starts from GHS 2,500–3,500 per m² (basic) for standard finish, rising to GHS 5,000–8,000+ per m² (premium) for high-end finishes. We provide a detailed, itemised quote after a free site visit — so you know exactly what you're getting for your money.
Absolutely — and this is something we specialise in. We send daily site photos via WhatsApp and weekly written progress reports. Many of our clients are in the UK, USA, Canada and Europe. You can see your house going up from anywhere in the world.
A typical 4-bedroom house in Accra takes 9–14 months from ground-breaking to handover, depending on design complexity and client decision timelines. We provide a project schedule in your contract so you know the expected timeline before we start.
Yes — always. Every project gets a signed fixed-price contract before work starts, and a written 6-month workmanship warranty on handover. This is standard practice for us, not optional.
Yes — permit handling is included in our full-service package. We coordinate with licensed architects for your drawings, prepare the full document package, and liaise with your district assembly on your behalf. See our full building permit guide for the detailed process.
Every Cornerstone residential project follows the same structured process. Here's what happens from your first call to handover.
We visit your plot within 48 hours of enquiry — at no charge. We assess soil conditions, access, plot size, and any constraints that will affect your build cost and timeline. This visit is what makes our quote accurate, not estimated.
Within 5 working days of the site visit, we deliver a full itemised quote — every material quantity, every labour cost, and every supervision fee listed separately. You can verify every line against current market prices. No lump sums, no vague estimates.
We sign a contract before any deposit changes hands. The price in the contract is the price you pay. It doesn't change unless you change the scope — in writing, with a signed change order. No "material costs went up" surprises mid-build.
Foundation and structural work is completed before we move to the next phase. Materials are ordered in advance — your crew doesn't wait idle while supplies are sourced. Foundation, column casting, slab and superstructure are handled in sequence, with concrete cure times respected.
Roofing is completed before finishing trades begin. Getting the building weather-tight protects your structure and enables the finishing trades to work without weather interruption. We use roofing materials that match the specification in your contract — no substitutions without your written approval.
Electrical rough-in and plumbing pipework happen before plastering — the right sequence. After plastering, tiling, painting, door and window installation, and fitting of fixtures proceed in a coordinated schedule. You receive daily WhatsApp photos of site progress throughout this phase.
We do a joint walkthrough before handover. Any snag items are addressed before keys change hands. Your 6-month workmanship warranty starts from handover date — any workmanship defect reported within 6 months is rectified at our cost.

Make sure you have the right information before committing to any construction project in Ghana. These are our most-read guides:
We visit your plot at no charge and no obligation. During the site visit we assess soil conditions (critical for foundation type and cost), confirm plot dimensions, evaluate access for materials delivery, and identify any site-specific constraints that will affect the build. This visit is what makes our quote accurate rather than estimated — and it costs you nothing.
Your quote lists every material item (quantity and unit cost), every labour operation, supervision, professional fees, permit fees, and contingency — separately. You can compare every line against current market prices. We do not use lump-sum estimates. Transparency is how we earn trust and verify value simultaneously.
Once you are ready to proceed, we sign a fixed-price construction contract before any money changes hands. The contract specifies: the complete scope of work; the fixed contract sum; the payment schedule (tied to milestones, not dates); the completion timeline; and a 6-month workmanship warranty. The price in the contract is the price you pay — it cannot be changed without a signed change order agreed by both parties.
Your crew is assigned exclusively to your project — not shared across four or five other sites. Each day, your dedicated project manager sends WhatsApp site photographs from the build. This is particularly important for diaspora clients who cannot visit the site regularly — you see exactly what is being built, at what stage, in real time. If any issue arises on site, you hear from us before it becomes a problem.
Payments are released against verified construction milestones, not against calendar dates. Our standard residential schedule: 30% on contract signing and site mobilisation; 40% on completion of structural works (foundation, walling, slab, and roofing); 30% on practical completion and handover. You do not pay for the next phase until the previous phase is confirmed complete — protecting your money throughout the project.
Every Cornerstone project carries a 6-month written workmanship warranty from handover date. Any defect in our workmanship — cracked plaster, roof leak at a junction we installed, failing tile adhesion, faulty fitting — is corrected at our cost within the warranty period. We provide this warranty in writing because we are confident in our work. We can also provide references from clients who have tested the warranty and confirm it was honoured without dispute.
