Advantages of single storey construction in Ghana
Lower build cost per m²
No suspended floor slab (a major cost item), simpler structure, faster to build. Single storey is typically 15–20% cheaper per m² than equivalent two-storey construction.
Simpler construction
Fewer specialist trades, less formwork, shorter programme. A good general contractor can deliver a 3-bedroom single storey in 9–12 months with consistent funding.
Accessible for all ages
No stairs — better for elderly family members, young children, and future-proofing for mobility changes. Single storey is the preferred family home format in Ghana's climate.
Better passive cooling
High ceilings (3.0–3.6m) and cross-ventilation are easier to achieve in single storey design. Heat rises — in a bungalow, this works in your favour; in a multi-storey, upper floors heat up more.
Easier maintenance
External maintenance (painting, roof inspection, gutters) is more accessible. No upper-floor drainage to maintain.
Easier to extend later
Adding a second storey later is possible (structural assessment required) — gives flexibility to build in phases as funding allows.
