Ghana's combination of heat, humidity and occasional harmattan dryness is one of the hardest climates for timber joinery. Cheap, unseasoned timber warps, twists and cracks within months — leaving doors that won't close and cabinets that fall apart.
We specify and use properly seasoned, treated timber for all joinery work. Doors are properly hung with the correct clearances for seasonal movement. Exterior timber is treated and sealed against moisture. We don't cut corners on materials — and the difference shows.
Costs vary widely by scope. A standard flush interior door supply and installation starts from GHS 800–2,000. We use boron-based preservative treatment on all structural timber and chemical soil treatment where timber contacts the ground. We recommend regular inspections for termite activity in completed buildings — especially in areas of Accra known for termite problems.

Ghana has a rich timber industry, but quality varies enormously between suppliers. For structural roof work, specify hardwood species — Odum (African teak), Wawa, or Mahogany — rather than softwood imports that warp in Ghana's heat. For joinery (doors, cabinets, staircases), the key choice is between solid hardwood, MDF (medium density fibreboard), and plywood-based construction. Each has its place — solid wood for longevity, MDF for cost and paintability, plywood for moisture-resistance in kitchens and bathrooms.
Specify hardwood for all roof structure members — Odum (African teak), Sapele, or Mahogany are suitable species with adequate durability. Softwood imports are cheaper but warp significantly in Ghana's heat and humidity cycle, reducing structural integrity over time. Ensure all structural timber is treated against termites before installation.
A standard fitted kitchen (base and wall units, laminate finish, no appliances) costs GHS 1,800–4,500 per linear metre of units in 2026. For a typical 3.5–5 linear metre kitchen, this is GHS 6,300–22,500 for cabinets only. Premium lacquer finish or solid wood runs GHS 3,500–7,000 per linear metre. Granite countertop adds GHS 3,500–8,000 depending on slab and thickness.
Roof structure on a 3-bed house takes 5–8 working days. Kitchen and wardrobe fitting takes 10–15 working days after the space is plastered and painted. Door hanging (complete house) takes 3–5 days. Staircase installation (two-storey) takes 5–10 days.

We visit your plot at no charge and no obligation. During the site visit we assess soil conditions (critical for foundation type and cost), confirm plot dimensions, evaluate access for materials delivery, and identify any site-specific constraints that will affect the build. This visit is what makes our quote accurate rather than estimated — and it costs you nothing.
Your quote lists every material item (quantity and unit cost), every labour operation, supervision, professional fees, permit fees, and contingency — separately. You can compare every line against current market prices. We do not use lump-sum estimates. Transparency is how we earn trust and verify value simultaneously.
Once you are ready to proceed, we sign a fixed-price construction contract before any money changes hands. The contract specifies: the complete scope of work; the fixed contract sum; the payment schedule (tied to milestones, not dates); the completion timeline; and a 6-month workmanship warranty. The price in the contract is the price you pay — it cannot be changed without a signed change order agreed by both parties.
Your crew is assigned exclusively to your project — not shared across four or five other sites. Each day, your dedicated project manager sends WhatsApp site photographs from the build. This is particularly important for diaspora clients who cannot visit the site regularly — you see exactly what is being built, at what stage, in real time. If any issue arises on site, you hear from us before it becomes a problem.
Payments are released against verified construction milestones, not against calendar dates. Our standard residential schedule: 30% on contract signing and site mobilisation; 40% on completion of structural works (foundation, walling, slab, and roofing); 30% on practical completion and handover. You do not pay for the next phase until the previous phase is confirmed complete — protecting your money throughout the project.
Every Cornerstone project carries a 6-month written workmanship warranty from handover date. Any defect in our workmanship — cracked plaster, roof leak at a junction we installed, failing tile adhesion, faulty fitting — is corrected at our cost within the warranty period. We provide this warranty in writing because we are confident in our work. We can also provide references from clients who have tested the warranty and confirm it was honoured without dispute.
