Poor or loose soils may require deeper excavation or a raft foundation. We assess your plot and specify correctly before pricing.
Most residential foundations in Ghana use a 1:2:4 mix (cement:sand:aggregate) or a designed mix to BS 8500. We always specify the correct mix for the structural element. We never substitute a weaker mix to save cost without your written approval.
For simple single-storey residential buildings, a qualified contractor with experience can specify the foundation. For multi-storey buildings, commercial structures or unusual soil conditions, a structural engineer's design is essential. We can coordinate with your engineer or refer you to one we trust.
Foundation costs depend on type, depth and ground conditions. As a rough guide, strip foundations for a 3-bedroom house in Accra typically run GHS 25,000–55,000. Raft foundations can cost 30–50% more. We provide a fixed-price quote after assessing your specific plot.

The most expensive mistake in Ghana construction is guessing the foundation type based on appearance. Soil that looks stable at the surface can be loose or waterlogged at foundation depth. A soil investigation (borehole or trial pit) carried out by a geotechnical engineer confirms exactly what foundation is needed — and can prevent you from paying for an over-engineered foundation on good soil, or under-engineering on bad soil.
A soil investigation costs GHS 3,500–8,000 — a small fraction of the foundation cost it informs. Cornerstone includes a site assessment with every quote and recommends a formal geotechnical investigation for plots in high-risk zones (Spintex wetland edge, Kasoa peri-urban, coastal locations, and any plot that has previously flooded).
Strip foundations on reinforced concrete ground beams are the most common foundation type for residential buildings in Greater Accra. Raft foundations are used where soil conditions are variable or waterlogged (common in Spintex, Kasoa, low-lying Tema plots). Pile foundations are used in exceptional cases of very poor or deep unstable soil.
A suspended reinforced concrete slab should cure for a minimum of 21 days before the formwork (soffit) is struck. Stripping formwork before 21 days risks premature loading of the concrete before it has reached design strength. During the cure period, the slab must be kept wet (cured with water) — dry curing in Ghana's heat produces weaker, more porous concrete.
A soil investigation is a geotechnical assessment — typically borehole drilling or trial pits — that determines the type of soil, its bearing capacity, and the depth to stable ground. You need one before foundation design can be finalised. Guessing the foundation type and getting it wrong is one of the most expensive mistakes in Ghana construction — it cannot be corrected without demolition. Budget GHS 3,500–8,000. Always worth it.
