Like-for-like re-roofing (same footprint, same structure) generally does not require a new building permit in Accra. If you're changing the roof structure, pitch, or footprint, a permit amendment may be required — we'll flag this during inspection if it applies to your project.

The most common roofing material in Ghana for standard residential builds. Cost-effective, widely available, and when correctly installed (minimum 0.55mm gauge, properly lapped and sealed at ridges) durable for 20+ years. The main failure modes are inadequate gauge (0.35mm or below corrodes within 5 years), poor ridge and hip detailing allowing water ingress, and insufficient fixings allowing wind uplift. Specify 0.55mm minimum.
The premium mid-market choice — significantly better acoustic performance than plain aluminium (rain noise on aluminium sheet is a common complaint), better thermal resistance, and longer lifespan (30+ years). Higher upfront cost is partially offset by reduced maintenance and the premium it adds to finished property value, particularly in higher-end corridors.
Repair if: leaks are limited to one or two points, typically at ridges, hips, or pipe penetrations; the main roof structure and sheets are sound. Replace if: rust damage covers more than 15% of the roof area; multiple simultaneous leaks; the timber structure shows rot or termite damage; you are renovating a property to resell or rent at a premium.
Specify a minimum of 0.55mm aluminium gauge for all residential roofing. Do not accept 0.35mm or 0.45mm — these corrode significantly faster in Ghana's coastal-influenced air and provide inadequate wind resistance. Always ask for the gauge specification in writing before accepting a roofing quote.
A full roof replacement on a standard 3-bedroom house takes 2–3 weeks: approximately 3–5 days for the timber structure, 3–4 days for sheet installation, and 2–3 days for ridge, hip, gutter, and finishing details. Weather (particularly harmattan dust reducing adhesion) can extend this.
A professional roofing installation should carry at minimum a 1-year workmanship warranty against leaks attributable to installation defects. Material warranties vary by manufacturer — stone-coated steel tile manufacturers typically offer 15–30 year product warranties. Once you are ready to proceed, we sign a fixed-price construction contract before any money changes hands.
