Turnkey means you hand us a brief and we hand you the keys. No supplier chasing, no trade coordination, no permit paperwork — just one fixed price, one point of contact and a building ready to walk into on handover day.
Most clients who try to manage their own construction project in Ghana end up spending more time, more money and more stress than if they had appointed a turnkey contractor from the start. Supplier relationships, trade coordination, material procurement and site supervision are full-time jobs.
Our turnkey service wraps everything into one fixed price. You make the key decisions — size, layout, finish level — and we handle every detail of delivery.
If you're building in Ghana from the UK, USA, Canada or Europe — turnkey is the only sensible approach. You approve the design and budget, we manage every aspect of delivery.
From foundation to finished — custom homes ready to move into on handover day. All finishes, fittings, electrical and plumbing complete.
Offices and commercial spaces ready to operate from day one. Full MEP, finishes, signage provision and external works included.
Multiple units delivered simultaneously to developer specification. Consistent quality, coordinated handovers, single management structure.
House extension from design to handover — permit, design, build and finish. Hand us the brief, receive the keys.
Full property renovation from survey to handover. We specify, procure and execute — you just approve the design and collect the keys.
Specialist turnkey service for Ghanaians building from abroad. Full remote management, daily updates, fixed price, zero surprises.
You make the important ones — house size and layout, finish level, specific materials where you have preferences, and budget. We handle every operational decision. You approve, we execute.
Daily photos, weekly reports and milestone payments tied to verified progress. You only release the next payment when you've seen the evidence that the previous milestone is complete. And our 6-month warranty means any shortcut shows up as our problem, not yours.
Not when you account for the full cost of self-management — your time, your stress, material price errors, coordination failures and the cost of fixing mistakes. Most self-managed builds in Ghana end up costing more than a turnkey quote from a reliable contractor.
A turnkey contract means we handle everything — design, permits, materials, construction, and fit-out — and hand you the keys to a move-in-ready property. You have one contract and one counterparty. Nothing is left for you to arrange separately.
Architectural design by an ARB-registered architect. Structural engineering drawings and calculations. Full working drawings for permit submission — all included in the contract.
We prepare and submit the full permit application to your district or metropolitan assembly. We track the application, liaise with the physical planning department, and collect the permit. You don't need to visit the assembly yourself.
Foundation through structure, roofing, electrical and plumbing rough-in and fit-out, plastering, tiling, painting, doors and windows — all handled by our team on a fixed-price contract with milestone-based payments.
Perimeter fencing, gate, driveway, and external works where included in your scope. We complete everything on the scope list before handover — nothing is left "to be done later."
Daily WhatsApp site photos from your dedicated project manager throughout construction. Essential for diaspora clients building from abroad — you see every stage as it happens.
Joint walkthrough before handover. Snag list resolved before keys change hands. 6-month workmanship warranty from handover date. One key. Done.

In a standard contract, you manage relationships with the architect, structural engineer, and contractor separately. In a turnkey contract, one party manages everything — design, permits, construction, and handover — under one contract. You deal with one party, sign one contract, and receive one warranty.
Yes — turnkey is specifically designed for clients who cannot be on site to manage the build day-to-day. Cornerstone handles every aspect from design to handover, with daily WhatsApp site photographs and milestone-based payment schedules that protect you regardless of where you are based.
We visit your site, assess your brief and plot conditions, and produce a full itemised quote covering all design and construction costs. Once you approve the scope and price, we sign a fixed-price contract before any deposit. The number doesn't change without a written change order.
Make sure you have the right information before committing to any construction project in Ghana. These are our most-read guides:
We visit your plot at no charge and no obligation. During the site visit we assess soil conditions (critical for foundation type and cost), confirm plot dimensions, evaluate access for materials delivery, and identify any site-specific constraints that will affect the build. This visit is what makes our quote accurate rather than estimated — and it costs you nothing.
Your quote lists every material item (quantity and unit cost), every labour operation, supervision, professional fees, permit fees, and contingency — separately. You can compare every line against current market prices. We do not use lump-sum estimates. Transparency is how we earn trust and verify value simultaneously.
Once you are ready to proceed, we sign a fixed-price construction contract before any money changes hands. The contract specifies: the complete scope of work; the fixed contract sum; the payment schedule (tied to milestones, not dates); the completion timeline; and a 6-month workmanship warranty. The price in the contract is the price you pay — it cannot be changed without a signed change order agreed by both parties.
Your crew is assigned exclusively to your project — not shared across four or five other sites. Each day, your dedicated project manager sends WhatsApp site photographs from the build. This is particularly important for diaspora clients who cannot visit the site regularly — you see exactly what is being built, at what stage, in real time. If any issue arises on site, you hear from us before it becomes a problem.
Payments are released against verified construction milestones, not against calendar dates. Our standard residential schedule: 30% on contract signing and site mobilisation; 40% on completion of structural works (foundation, walling, slab, and roofing); 30% on practical completion and handover. You do not pay for the next phase until the previous phase is confirmed complete — protecting your money throughout the project.
Every Cornerstone project carries a 6-month written workmanship warranty from handover date. Any defect in our workmanship — cracked plaster, roof leak at a junction we installed, failing tile adhesion, faulty fitting — is corrected at our cost within the warranty period. We provide this warranty in writing because we are confident in our work. We can also provide references from clients who have tested the warranty and confirm it was honoured without dispute.
