How much does waterproofing cost in Ghana?

Waterproofing costs depend heavily on the area, method and severity of the problem. Basic bathroom tanking starts from GHS 1,500–4,000. Flat roof waterproofing for a 3-bedroom house typically runs GHS 8,000–20,000. Rising damp treatment is usually GHS 3,000–12,000 depending on the length of wall affected. How long does waterproofing last in Ghana?

Quality waterproofing systems, correctly applied, should last 10–20 years. Cheap coatings or incorrect application can fail within one rainy season. We use quality products and back our work with a 6-month warranty — if it fails within 6 months, we fix it free.

Can you waterproof an existing building — not just new builds?

Where waterproofing fails most often in Ghana

Flat roofs and terraces

Flat concrete roofs are common on Ghanaian residential buildings and are the number one source of water ingress complaints. A flat roof without proper waterproofing and drainage will leak within one to three rainy seasons. The correct specification is a bituminous torch-on membrane or high-quality liquid-applied system, with proper drainage falls designed into the screed and water outlets that are maintained clear of debris.

Bathrooms and wet rooms

Inadequate waterproofing behind bathroom tiles is the leading cause of tile debonding and mould growth in Ghanaian residential buildings. The wall and floor substrate must be fully waterproofed before any tiling begins — not after. Once tiles are laid over an unprotected substrate, the only fix is full tile removal and restart.

Foundation and ground slabs

Rising damp through ground floor slabs is common in areas with high water tables — parts of Spintex, Kasoa, low-lying Tema plots. A properly installed damp-proof course (DPC) at slab level combined with perimeter drainage prevents this. Retrofitting rising damp treatment is expensive; building it correctly from the start is not.

How often does waterproofing need to be redone in Ghana?

Cementitious waterproofing in protected locations (wet rooms, tanks, below-ground) lasts 15–20 years. Exposed flat roof waterproofing (torch-on membrane) lasts 20–30 years. Elastomeric wall coatings need refreshing every 8–12 years. Annual inspection of exposed roofs and terraces is recommended — catching a small defect early prevents major water damage.

Can waterproofing fix a crack that is still moving?

No — no waterproofing system permanently bridges a crack that is still moving due to structural movement or thermal cycling. The cause of the movement must be identified and addressed (usually by a structural engineer) before waterproofing is applied. Applying membrane over an active crack provides temporary relief only.

Is waterproofing included in a standard Cornerstone quote?
