Why a soil investigation is non-negotiable
The most expensive mistake in Ghana construction is guessing the foundation type based on how the ground surface looks. Soil that appears stable at the surface can be loose, waterlogged, or have poor bearing capacity at foundation depth. Only a geotechnical soil investigation confirms what is below.
A soil investigation — borehole drilling or trial pit with laboratory analysis — costs GHS 3,500–8,000. This is a small fraction of the foundation cost it informs, and even smaller relative to the cost of demolishing and rebuilding a foundation that fails. Cornerstone always recommends a soil investigation before finalising foundation design.
High-risk zones in Greater Accra
Spintex (wetland edge)
Some Spintex plots are adjacent to the wetland fringe — loose, waterlogged soil at foundation depth is common. Raft foundation is frequently required. Never skip the soil investigation in Spintex.
Kasoa (Densu Delta)
Proximity to the Densu Delta means sandy, low-bearing soil in parts of Kasoa. Deeper strip or raft foundation required depending on test results.
Low-lying Tema plots
Some Tema community plots — particularly in the lower-lying areas — have high water tables and poor bearing capacity. Structural engineer assessment before design is essential.
