1. Late or Incomplete Permit Approval

Building permits from district assemblies can take 2–6 months. Starting without one risks demolition. The fix: apply for your permit as early as possible — ideally before you appoint your contractor.

2. Slow Client Decisions on Finishes

Tiling, paint colours, bathroom fittings, door designs — contractors cannot proceed without these decisions. Every week you take to choose your floor tiles is a week your project sits idle. Make finish decisions before or during the structural phase, not when the tiler is waiting.

3. Material Supply Delays

Specialist tiles, roofing materials and imported fittings can take weeks to arrive. A good contractor pre-orders critical materials well ahead of when they're needed — not when work is waiting.

4. Irregular Payment Releases

When milestone payments are late, contractors slow down or stop. A clear payment schedule in the contract — tied to project milestones — keeps work moving continuously.

5. Rainy Season

2. Permit delays

Building permit applications in Greater Accra officially target a 20-working-day turnaround, but most applicants experience 6–16 weeks. Incomplete document packages (missing site plan, unsigned drawings, wrong assembly) are the leading cause of permit delays. Submit a complete, correct package first time.

3. Reactive material purchasing

When materials are ordered as each trade needs them rather than in advance for each phase, the crew frequently waits idle. A mason waiting two days for a sand delivery loses two days of progress — and you continue paying for the site. Pre-order materials phase by phase before construction starts on each phase.

4. Crew split across multiple sites

A crew shared across four or five active sites will rotate back to your project unpredictably. Progress becomes a function of the contractor's scheduling decisions across all their projects, not your build timeline. 5. Design changes mid-build

Every design change after construction has started causes delay. Moving a wall after it has been cast, changing the window positions after openings have been made, or upgrading finishes after materials have been ordered — all create rework, cost, and delay.
