Most common mistake: Painting over damp walls with masonry paint or damp-proof paint without treating the cause. This traps moisture in the wall cavity, accelerating structural damage while hiding the problem visually. We always diagnose the damp source before recommending a treatment system.

Damp proofing questions answered

Why do Accra buildings get damp?

Three main causes: rising damp (ground moisture drawn up through masonry walls via capillary action — common in areas with high water table like parts of Kasoa, Spintex, and low-lying Tema); penetrating damp (rain driven through external walls, flat roofs, or failed render); condensation (moisture in warm air condensing on cooler surfaces — common in poorly ventilated buildings).

Can I just paint over damp walls?

No. Damp-proof paints slow moisture penetration but do not treat the cause. The moisture continues to move through the wall, eventually breaking through or causing structural damage. Correct treatment identifies and addresses the moisture source first — then remedial plastering and decoration follow.

How do I know if my house has rising damp?

Indicators of rising damp: damp patches on ground-floor walls that are typically worse in wet season and extend no higher than 1–1.5m above floor level; tide marks on plaster; salt deposits (efflorescence) on wall surfaces; deteriorating skirting boards and floor finishes. A moisture meter survey confirms the diagnosis.

How we price and manage damp proofing work

Free site visit within 48 hours

We assess your property at no charge before quoting. For damp proofing work, the site visit confirms scope, access, existing conditions, and any complications that affect price. This is what makes our quote accurate rather than estimated.

Itemised PDF quote — every material and labour item listed

Your damp proofing quote lists materials by quantity and unit cost, and labour by operation — separately. You can verify every line against current market prices. No lump-sum figures, no hidden items that appear later.

Fixed-price contract before any deposit

The price in the contract is the price you pay. It does not change without a signed change order agreed by both parties. We do not request additional funds mid-project unless you have changed the agreed scope in writing.

6-month workmanship warranty

Every Cornerstone damp proofing project carries a written 6-month workmanship warranty from completion. Any defect in our workmanship is corrected at our cost within the warranty period — in writing, not as a verbal promise.

Before you hire any damp proofing contractor in Accra

  • Ask for a written, itemised quote — not a lump sum or verbal estimate
  • Confirm materials will be GSA-approved (Ghana Standards Authority) where applicable
  • Request a written warranty period — verbal warranties are unenforceable
  • Never pay more than 30% upfront before work begins
  • Tie all payments to verified completion milestones — not calendar dates

How to identify damp type before treating it

Applying the wrong treatment system wastes money and leaves the underlying problem intact. The three main damp types require different responses — correct diagnosis is the essential first step.

Rising damp — signs and treatment

Pattern: damp patches on ground-floor walls extending from floor level upward, typically no higher than 1.2m. Worse in wet season, may improve slightly in dry season. White salt deposits (efflorescence) on wall surface. Deteriorating skirting boards and floor finishes near the base of walls. Treatment: chemical DPC injection at ground level, remove damaged plaster, replaster with waterproof render, redecorate.

Penetrating damp — signs and treatment

Pattern: damp patches on walls or ceilings that appear during or after rain. Often isolated to one area — near a window, below a flat roof section, or where a downpipe discharges. Treatment depends on source: failed render (rend and replace), roof leak (see roofing), failed window seal (re-seal or replace), poor drainage (improve gutters and downpipes).

Condensation — signs and treatment

Pattern: mould growth (black or dark green spots) typically on cold wall surfaces — corners, external walls, north-facing rooms. Often worse in bedrooms and bathrooms. Treatment: improve ventilation (extract fans in wet rooms, trickle vents in windows), vapour control layer on cold surfaces, anti-mould paint systems. Unlike rising or penetrating damp, condensation is caused by moisture in the air rather than moisture in the ground or entering through the envelope.

Our damp investigation service identifies the damp type correctly before any treatment is recommended. We do not prescribe chemical DPC injection for condensation problems, or anti-mould paint for rising damp — the wrong treatment fails, and then you pay twice. Book a damp investigation →

Why clients choose Cornerstone for trade work in Accra

Most trade contractors in Accra operate without a written contract, without a warranty, and without a fixed price. The most common complaint we hear from clients who come to us after a bad experience: "the price kept changing," "he stopped coming to site," or "the work failed and he won't come back." These are not inevitable outcomes — they are the result of engaging an unaccountable contractor without a written agreement.

Cornerstone's trade work is governed by the same principles as our full construction contracts: every job has a written, itemised, fixed-price contract signed before work starts. Every material is specified by brand and standard. Every project carries a 6-month written warranty. Your project manager sends you photographs of progress. If something is not right, we fix it — in writing, at our cost, within the warranty period.

We work across all parts of Greater Accra and can travel to Kumasi, Takoradi, and Cape Coast for larger projects. For a free site visit and itemised quote, WhatsApp Kwaku on +233 560 968 224 or use the quote form below.
